Located just north of Springfield, the Primatara Mansion is more than just a home—it is a massive 188-acre estate that blends Federal-style elegance with industrial-scale luxury. Owned by Robert Low, founder of Prime Trucking, the property serves as both a private residence and a world-class thoroughbred horse farm.

By the Numbers

The sheer scale of the residence often depends on who you ask, but any way you measure it, it’s record-breaking:

  • 70,640 sq. ft. – Total covered floor space.
  • 61,408 sq. ft. – Total climate-controlled living area.
  • 50,500 sq. ft. – “Official” square footage (typically excluding the basement and massive exterior verandas).
  • 188 Acres – Total size of the sprawling estate and horse farm.

Architectural Highlights

Designed by Richard Drummond Davis and built by Killian Construction, the mansion features international craftsmanship:

  • Bulgarian Marble: The entire exterior is clad in marble specifically imported from Bulgaria for this project.
  • Stately Design: The front facade is defined by towering marble columns, while the rear features expansive verandas overlooking a designer pool and manicured gardens.

The “Ultimate” Lower Level

The mansion’s basement is a city unto itself, featuring amenities rarely seen in private residential builds:

  • The Ballroom Garage: A subterranean space that stores 12 luxury vehicles but is finished to double as a formal ballroom.
  • Fitness & Wellness: A full fitness center, steam room, sauna, and locker rooms.
  • Private Entertainment: A professional movie theater and a two-lane bowling alley.
  • The Gun Suite: A dedicated gun room equipped with a private indoor firing range.
  • Aquatics: A large indoor swimming pool and an all-seasons kitchen for year-round hosting.

The Wine Cave

For the most exclusive gatherings, an elevator descends even further below the lower level to a 6,000-square-foot wine cave, featuring:

  • A climate-controlled tasting room.
  • An underground formal dining room.

World-Class Equestrian Facilities

The estate isn’t just a trophy home; it’s a working athlete’s camp. The property houses several high-end barns designed specifically for the housing and training of champion thoroughbred horses.
